Thank you for choosing to book Mellfell View Cottage. By making this booking you are entering into an agreement with me. Please read our terms and conditions of booking below;

Rates:
The accommodation rate includes the following: oil, electricity, wifi, water, tea towel, dish cloth, towels and bed linen. When you submit a booking through our online reservation system, you will receive an automatically generated booking summary via the email address you provided in the booking form. This does not form a contract between me. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by email.

Pets:
One well behaved dog owned by the guest is welcome to stay at the property. We are sure that you will take extra care of my property but please make sure that your pet is kept off the furniture, and not left unattended inside the property. An additional cleaning or damage charge may be made if extra, heavy cleaning is required after the guest leaves. Please ensure your pet is free of fleas prior to your arrival. Thank you

Accommodation:
Maximum occupancy for sleeping is a total of 4 people, no children under 12 years of age. Only those detailed on the booking form will be permitted to stay at the property. Under no circumstances may more than 4 people occupy the property. The owner reserves the right to refuse entry or ask the guest to vacate the property if this not complied with. No refund will be given. 4 Mellfell View is a non-smoking property

Payment:
A non-refundable deposit is due at the time of booking of 20% and secures your booking. The balance is due 6 weeks before your holiday commences.

Security Deposit (£100.00)
This may or may not be requested at the time of booking. This is payable by the same method as your initial booking and will be refunded within 14 working days of your departure unless there has been a breach of our terms and conditions (e.g. damage/breakage). In the event of such an occurrence, the incident must be reported to the owner. Where any damage or breakage has occurred and has been left unreported, this will be informed to the guest and any losses or monies owed to the owner will be taken from the security deposit, if the security deposit is insufficient (or was not provided to the owner) an additional charge will be made to the guest.

Please treat the property as you would your own home.

Cancellation or Changes to Bookings:
If you wish to cancel your booking, please inform me immediately by phone and email. If we are able to re-let your dates we will refund you the amount paid minus a £50 administration fee. If your dates cannot be rebooked, you are liable to pay for the booking in full. We highly recommend that you take out insurance which includes cancellations to cover this cost.

Unavailability of Accommodation:
The only reason our property would be unavailable would be for reasons outside of our control. If this was to happen, we could attempt to offer you alternative accommodation in the local area. If we were not able to successfully find alternate accommodation, or if this was unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

Arrival / Departure:
The Cottage will be ready for guests from 4.00 pm on the day of arrival, unless otherwise arranged. The key will be available for you in the key safe (the key safe code will be provided once final payment is made). Departure time is 10:00 am on the day of departure. Please leave on time.

Access:
With prior permission we shall be allowed access to the property, unless there is an emergency.

Internet Access / Wifi
Internet access (the “service”) is available to the guest. The owners accept no responsibility for the use of the service by the guest(s). The security of the information which the guest may transmit or receive using the service is not in any way guaranteed and the guest accepts that it is their responsibility to protect their information and have adequate security to ensure the security, integrity and confidentiality of their information and data. The owner does not provide any anti-virus, malware protection or other security as part of this service.

The owner does not guarantee the performance or availability of the service and may not be able to resolve any issues with service operation that may occur during your stay.

We take no responsibility for loss, damage or other consequence resulting from the use of this service or due to any issues with the service. The Internet Service Provider will work with Law enforcement authorities if illegal activity is suspected. Unauthorized downloading of copyrighted material is not permitted. The owner will provide the Party Leader (as named on the booking form) with a password to allow Wireless access. This must not be passed on to anyone besides those named on the Mellfell View Cottage booking form. The guest will not tamper with or attempt to change any settings or configuration on any equipment which provides this service. If you have any questions, please contact the owners.

Liability:
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Privacy Policy:
I will not share your details with any third party. Any data collected during the course of this booking will be stored on our booking system until a maximum of one calendar month after your departure.

No Parties or Events are Allowed

Cottage Information:
The guest is requested to read all information provided by email and also provided in the cottage
(Welcome Folder) regarding safety and use of equipment/utilities , etc.
